What a crawl space inspection looks at
An inspection of a Triangle crawl space generally covers:
- Humidity in the crawl space and moisture in the wood
- Standing water, or the marks water leaves after it drains away
- The vapor barrier, and the insulation between the joists
- Mold on the joists and the underside of the subfloor
- Joists, girders, piers and the sill plate, for rot and sagging

- Vents, and the grading and downspouts outside that send water under the house

Is the inspection really free?
Yes. A visit requested through this site is free, and you are under no obligation to hire anyone afterwards. If a visit ever carried a charge, you would be told before it was scheduled, not after.
What should I have ready for the inspection?
A clear path to the crawl space hatch - shrubs, stored items or a deck over the access can turn a full inspection into a partial one. A note of what you have noticed and when helps too, along with any old termite report, earlier inspection or warranty paperwork for a liner or dehumidifier.
Do I have to be home?
That depends on where the crawl space access is. If the hatch is inside the house, someone has to be there to open it; if it is a door in the foundation wall, you may not need to be. That is settled when we follow up to schedule the visit.
