What crawl space waterproofing and drainage involves
This service addresses a crawl space that actually takes on water - not just humidity, but visible standing water or wet, muddy ground after rain. The typical fix is an interior drainage system: a channel installed along the interior perimeter of the crawl space (sometimes called French drain or perimeter drain) that collects water and routes it to a sump pump, which then pumps it out and away from the foundation.
Piedmont clay soil is the reason this is such a common issue across Raleigh, Durham, Cary and Chapel Hill. The soil holds water rather than absorbing it quickly, so even a moderate rain can leave the ground saturated for days, and that water follows the path of least resistance - frequently straight into a crawl space that sits lower than the surrounding grade. Homes on sloped or downslope lots, common in older Chapel Hill neighborhoods and parts of Durham, see this especially often, but it is not limited to any one part of the metro.

Why does my crawl space get standing water after it rains?
Usually one of two things, often both - grading around the home that directs water toward the foundation instead of away from it, and clay soil that drains too slowly to absorb it before it reaches the crawl space. Piedmont clay can stay saturated for a week or more after a heavy rain, so water finds the lowest point available, which is often under the house.
Do I need a sump pump, or just better drainage?
A perimeter drainage channel alone can be enough if the water source is manageable and there is somewhere for the water to drain to by gravity. A sump pump is added when there is nowhere for water to drain on its own, or when the volume of water is more than a passive drain can keep up with - a contractor can tell you which applies after seeing the crawl space.
Should I fix exterior grading first, or is interior drainage enough?
Ideally both get addressed - exterior grading and gutter downspout extensions reduce how much water reaches the foundation in the first place, and interior drainage handles whatever still gets through. Interior drainage alone can manage the symptom indefinitely, but fixing an obvious grading problem outside often reduces how hard the interior system has to work.
