At a glance

Published price ranges by job

The headline range for each kind of work. Each one's source and check date are in the full table further down.

The published ranges below span $612 - $10,200 end to end - from a single dehumidifier to major structural repair - so the figure that matters is the one for the job you actually need. Even within one job the spread is wide enough that two honest quotes for the same house can differ by thousands. That is not usually somebody trying it on. It is that "encapsulation" describes a floor liner and it describes a sealed, dehumidified, fully lined crawl space, and those are different pieces of work.

Everything below is a published guide figure with the source named beside it, not a quote and not an average of real Triangle invoices - this site holds no quote data at all, which the methodology page sets out in full. Use these to tell whether a quote is in the right ballpark, then get someone under the house for a real number. How the city's housing stock shapes crawl space repair in Raleigh, from 1910s Five Points bungalows to North Raleigh subdivisions, is on the city page.

WorkTypical rangeBasisSource
Crawl Space Encapsulation (full system)Wide range because scope varies so much job to job - vapor barrier alone versus a full system with sealed vents, drainage and a dehumidifier. Treat the low end as a floor, not a typical price.$5,000 - $8,500per home, ~1,200 sq ft crawl spaceCrawlSpaceCosts.com, "North Carolina Crawl Space Encapsulation Cost 2026" (crawlspacecosts.com/guides/crawl-space-cost-north-carolina/, published April 26, 2026, updated May 2, 2026), Raleigh-Durham-Triangle regional figure for a typical 1,200 sq ft crawl space. Dehumidifier InstallationSources disagree widely here: Angi’s national figure is several times the North Carolina guide’s, so treat this row as a loose guide only.$612 - $1,785per unit installedCrawlSpaceCosts.com, North Carolina cost guide. Angi, national (updated Jul 9, 2026): $3,000-$9,200 typical.checked September 15, 2026
Crawl Space Structural RepairWide range because scope varies from sistering one joist to replacing multiple support posts and subfloor sections.$2,550 - $10,200per homeCrawlSpaceCosts.com, North Carolina cost guide. HomeGuide, national (Apr 20, 2026): $1,000-$10,000 for floor joist repair, $1,000-$5,000 to add support posts or beams.checked September 15, 2026
Crawl Space Insulation Removal & ReplacementNational figures; no published Triangle rate exists. Spray foam on the walls of a sealed crawl space costs more than replacement batts, and anything found under the old insulation is extra.$1,000 - $3,500per home, ~800 sq ft crawl space, removal includedFixr, "How much does it cost to insulate a crawl space?" (fixr.com/costs/crawl-space-insulation, updated Aug 29, 2025), national: $1,000-$3,500 to replace insulation in an 800 sq ft crawl space, including removal of the old insulation. Basement WaterproofingSources disagree widely: HomeGuide’s interior range ($6,000-$12,000) starts near the top of this one, and its exterior range runs higher still. Treat this row as a loose guide; sealing one crack costs far less, a full exterior membrane far more.$2,461 - $8,202per homeAngi, "How Much Does Basement Waterproofing Cost?" What moves the number

Why two quotes for the same crawl space differ

These are the variables a Triangle contractor is actually pricing against. No dollar figures are attached to them on purpose: this site has no data supporting an additive model where each factor adds a known amount.

  1. Square footage, before anything else

Liner, tape, fasteners, insulation and labor all scale with floor area, so size is the first thing any quote is built on. It is also why two quotes are only comparable if both were measured rather than estimated from the outside of the house.

  2. How much headroom the crew has

Below roughly 18 inches of clearance, everything is done lying down and every roll, board and bag is dragged in and out by hand. The scope does not change; the hours do. An access hatch too small to pass materials through has the same effect.

  3. Whether the space is wet right now

Standing water has to be dealt with before a liner goes down, because sealing a crawl space that is still taking on water traps the water inside it. A quote that prices encapsulation without addressing an active water source is quoting the wrong job.

  4. What has to come out first

Wet fallen insulation, a failed older liner, and construction debris left from the original build all have to be bagged and hauled up through the hatch before new work starts. Removal and disposal is labor and landfill cost, and it is the line that most often separates two otherwise similar quotes.

  5. Whether any of it is structural

Joists, girders, sill plates and support posts are a different kind of work from moisture control, priced per piece rather than per square foot. Damage is also frequently found only once the old liner comes up, which is why it so often arrives as a change order rather than in the original quote.

  6. How far the specification actually goes

A floor-only vapor barrier, a barrier carried up and sealed to the walls, and a full closed crawl space with sealed vents and a dehumidifier are three different jobs with three different prices. Liner thickness varies too - 6-mil meets the North Carolina code minimum for ground cover, while 12 to 20-mil reinforced material is what most encapsulation specifications use because it survives being crawled on.

  7. The permit, and who pulls it

Closing a crawl space requires a building permit in North Carolina whatever the job costs. Check whether the quote includes the fee and the filing, or assumes you will handle it - it is a small amount of money and a common source of surprise.

Read the quote

What a quote usually does not include

The gap between a quote and a final invoice is nearly always one of these. Asking about them before work starts is what turns a change order into a line item.

  • Structural repair found once the old liner comes up and the framing is visible.
  • Termite or other pest treatment, and any damage found behind it. Wake County sits in a moderate-to-heavy pressure zone for eastern subterranean termites, and damp crawl spaces are where they are found.
  • HVAC and duct repair or replacement, even where the ducts are the thing that has been sweating.
  • Plumbing leaks, which are usually a separate trade on a separate invoice.
  • Asbestos or vermiculite handling, which can appear in insulation in older homes and is specialist work.
  • Exterior work - regrading, gutters, downspout extensions - even when that is what is putting the water under the house.
  • Electrical supply for a dehumidifier or sump pump where no suitable circuit already exists.
  • Post-remediation air sampling or clearance testing, where a mold job includes remediation only.

Two other things worth asking any contractor, neither of which costs you anything: what liner thickness they are quoting (the page on crawl space vapor barrier installation in Raleigh compares 6, 12 and 20 mil), and whether the price assumes the existing insulation and old barrier are removed and hauled away. Those two answers explain most of the difference between a cheap quote and an expensive one for the same crawl space.

North Carolina requires a general contractor license for projects of $40,000 or more, and you can check any contractor against the North Carolina Licensing Board for General Contractors public register before signing anything.

Where these figures come from

Every range on this page was read off a named, dated cost guide and is labeled with which one. None of it is a bid, and none of it is what a Triangle homeowner was actually charged - when that changes, this page will say so and the numbers will be described differently. The standard, including what would have to be true before any figure here could be called quote data, is published at cost methodology.

Questions

Crawl space cost questions

How much does it cost to fix a crawl space?

It depends on what needs fixing, and one job can combine more than one kind of work. By the published figures on this page: crawl space structural repair, $2,550 to $10,200 per home; crawl space encapsulation, $5,000 to $8,500 per home, ~1,200 sq ft crawl space; crawl space vapor barrier installation, $1,275 to $2,805 per home; crawl space waterproofing & drainage, $1,275 to $3,570 per home; crawl space mold remediation, $1,530 to $4,080 per home; crawl space dehumidifier installation, $612 to $1,785 per unit installed; crawl space insulation removal & replacement, $1,000 to $3,500 per home, ~800 sq ft crawl space, removal included; basement & foundation waterproofing, $2,461 to $8,202 per home. Each range is shown with its source and check date in the table at the top of this page. None of them is a quote.

How much does crawl space encapsulation cost in Raleigh-Durham?

The published Raleigh-Durham-Triangle figure is $5,000 to $8,500 for a full system on a crawl space of about 1,200 square feet (CrawlSpaceCosts.com, North Carolina encapsulation guide, updated May 2026). The same publisher puts North Carolina as a whole at $2.76 to $7.36 per square foot. Other guides run wider - Angi’s Raleigh data gives $4,910 to $14,730 - which is why the scope a quote covers matters more than any single figure.

What is the cheapest fix for a damp crawl space?

Often it is not crawl space work at all. Where water arrives after rain, extending downspouts and correcting the grade so soil falls away from the house can cost a few hundred dollars and solve it. Where the soil is simply bare, a floor-only vapor barrier is published at $1,275 to $2,805 in North Carolina, against $5,000 to $8,500 for full encapsulation.

Why is one quote double another for the same crawl space?

Almost always because they are not quoting the same job. One may include removing old insulation, drainage, a heavier liner, wall coverage and a larger dehumidifier; the other may price a liner alone and treat the rest as a change order. Ask each contractor to list what is excluded as well as what is included.

Does the price include the permit?

Ask. Converting a vented crawl space to a closed one needs a building permit in North Carolina regardless of cost, and so does work on load-bearing framing. Published permit fees for encapsulation run about $100 to $300. The contractor usually pulls it, but the fee is not always in the quoted price.

Are these prices quotes from Triangle contractors?

No. Every range on this page is a published cost-guide figure, named and dated beside it. None is a bid, and none is what a Triangle homeowner was actually charged. The methodology page sets out exactly what the figures are and what would have to be true before they could be described as quote data.

Do I need a licensed general contractor for crawl space work?

North Carolina requires a general contractor license for projects costing $40,000 or more, which most crawl space jobs do not reach. Separate licenses apply to plumbing and to treating termites or other wood-destroying organisms for pay. You can check a general contractor on the NC Licensing Board for General Contractors’ public search before signing anything.
